Kerley works within a system of asset classifications of property that range from A to D. Most of his offerings fall within classes B and C. Unlike class A apartments that were built or significantly renovated in the past 10 years, class B units were built within the past 20 years. Class B apartments have fewer amenities than those offered in the top market. However, the quality of construction is good, with little sign of maintenance put off until later.
Class C comprises apartments that were built within the last 30 years. They have fewer interior and exterior amenities, and improvements are similarly dated. Rents are generally less than those of class B units, and most of the appliances were installed during original construction.
Classes B and C are superior to class D apartments, which are mostly more than 30 years old, located in fringe areas, and poorly constructed.
